Office use.

The office building consists of two building wings connected by a central corridor and has a height of BASEMENT + GROUND FLOOR + 4 floors (Su = 4270 sqm).

Between them, the two building wings include a reception room, delimited towards Sfanta Vineri Street by an open portico.

Access to the building is distributed as follows:

In the articulation area between the two buildings there is the main access.

In the extremities of the two buildings towards Sfanta Vineri Street, emergency evacuation is foreseen, the accesses can also serve the offices on the ground floor.

  • Along body A to the west, an underground access to the parking and to the building’s domestic services has been provided.
  • The resistance structure consists of a frame with reinforced concrete columns and slabs and reinforced concrete diaphragms.
  • The technical spaces servicing the building, an underground carpark and annex spaces for storage are located in the basement of the building.
  • The current levels have been divided into “open space” office spaces, common spaces (hallways, toilets, office, etc.) and circulation and access spaces (elevators, stairwell, hallways).
  • On the 4th floor, a space has been provided for the ventilation plant.
  • Outside the building, there is closed perimeter with 30 cm Porotherm masonry clad with 5 cm Styrofoam.
  • The reinforced concrete elements are externally clad with Styrofoam 10 cm.
  • The outer finishes are made with BAUMIT decorative plaster.
  • The outer joinery (windows) is/are made of aluminium with thermal break and double glazing.
  • The central hall on the ground floor and the central offices on floors 1 – 4 are closed with curtain wall.
  • The generating set and the general electrical panel have been separated by non-combustible “Co” walls, with fire resistance limit of minimum 3 hours and the access doors fire resistant for 90 minutes.
  • The central heating system provides the heating requirements for heating the fresh air introduced through the air conditioning systems and generating thermal energy as hot water.
  • The distribution of the thermal agent is done separately by type of consumer: static fixtures, fan coil units

ACCESS MEANS

  • Vertical circulation is achieved by the three staircases located at the ends of the two buildings and in the articulation area, as well as by the three lifts located in the central hall.
  • Lifts: 1 pcs. of 1,000kg - 13 persons and 2 pcs. of 450kg - 5 persons are. Lifts are produced by Schindler.
  • The height of the levels is 3.75 m.
  • Escape and rescue routes for persons and the implementation of fire protection measures for the escape routes have been provided.
  • When designing the escape routes, the following legal provisions were taken into account:

Number and gauges:

  • Three staircases have been provided, one located in the articulation area of the two buildings and the other two in the ends of the two buildings facing Sfanta Vineri Street.
  • The three staircases ensure the evacuation of people from all levels.
  • The staircase in the central hall is at least 1.40 m wide.
  • The stairs at the ends of the two buildings are 1.20 m wide.

Evacuation of people from the building has been provided for.

The length of the respective escape routes shall be max. 18 m when evacuation is carried out in two different directions.
